Business & Investment Residency Routes for the UAE · 2026 Framework

Five ways to build your future in the UAE.

The UAE offers one of the world's most accessible long-term residency systems for investors, built around the 10-year Golden Visa. You can qualify through a public investment, real estate, active business ownership, or a qualifying start-up — with no minimum-stay requirement and no UAE national sponsor needed once you hold the visa.

The Five Pillars of UAE Investment Residency

The UAE runs five distinct investment and business pathways to residency. Two are Golden Visa routes built around a straight AED 2,000,000 investment — one passive, one in real estate — while the other three cover setting up or partnering in a UAE company, and backing or founding a qualifying start-up.

Public Investment Real Estate Entrepreneur GV Company Partnership Company Setup

Public Investment Golden Visa

AED 2,000,000

Deposit at least AED 2 million in a UAE investment fund or bank, establish a company with that capital, become a partner or shareholder with a stake of that value, or own a company whose federal tax contribution reaches AED 250,000 a year. The flagship 10-year route, with no UAE sponsor required.

Real Estate Golden Visa

AED 2,000,000

Own one or more UAE properties worth a combined AED 2 million or more. The property may qualify even if financed through an approved UAE bank, and off-plan purchases from approved developers can also qualify in certain circumstances.

Entrepreneur Golden Visa

Project-based criteria

Designed for founders of innovative businesses. Eligibility is assessed against qualifying start-up or approved entrepreneurial project criteria set by the relevant government authority, rather than a fixed capital figure.

Company Partnership

Qualifying ownership stake

Become a partner or shareholder in an existing UAE company. A stake worth at least AED 2 million qualifies for the Golden Visa route; smaller qualifying stakes can support an investor residence permit outside the Golden Visa thresholds.

Company Establishment

Varies by business structure & emirate

Register a UAE company — mainland or free zone — to obtain an investor residence permit even without meeting Golden Visa thresholds. Suits entrepreneurs, SME owners, and free-zone or mainland founders; visa validity depends on the business structure and emirate chosen.

The UAE does not offer citizenship purely in exchange for investment. These five pathways provide long-term renewable residency — 10 years for the Golden Visa routes, and structure-dependent terms for company establishment and partnership — while UAE citizenship is granted only in limited circumstances under UAE law.

The process

Your typical journey through a UAE investment route

The exact sequence varies slightly by pathway and emirate — Dubai applications route through GDRFA, while other emirates go through ICP — but every route shares this same eight-step spine.

1
Choose

Choose your investment route

Decide between real estate, company formation, an approved investment fund, a bank deposit, or partnership in an existing company — based on your capital, risk appetite, and whether you want to actively run a business.

2
Invest

Make the investment

Purchase a qualifying property worth at least AED 2 million, register a company or acquire qualifying shares, or deposit qualifying funds into an approved investment vehicle — matched to the route you chose.

3
Documents

Collect your documents

Typically required: passport, passport-size photos, proof of investment, property title deed (if applicable), company incorporation documents, share certificates, bank reference, health insurance, and Emirates ID application documents.

4
Apply

Apply for nomination or eligibility

Dubai applications go through the General Directorate of Identity and Foreigners Affairs (GDRFA); other emirates go through the Federal Authority for Identity, Citizenship, Customs and Port Security (ICP). Authorities verify investment eligibility before issuing residence approval.

5
Entry permit

Apply for an entry permit, if overseas

If you're outside the UAE at this stage, apply for an entry permit and travel to the UAE once it's issued.

6
Medical

Complete your medical examination

Undergo the required medical fitness test at an approved UAE medical center as part of the residence process.

7
Biometrics

Provide biometrics

Give fingerprints and biometric information for your Emirates ID.

8
Approval

Receive your residence visa

Once approved, your residence permit and Emirates ID are issued, and eligible dependents — spouse, children, parents where eligible, and certain domestic workers — can then apply.

Why investors choose the UAE

What these routes offer beyond the paperwork

Family & staff sponsorship

Golden Visa holders can generally sponsor a spouse, children (subject to applicable rules), parents where eligible, and certain domestic workers.

No UAE sponsor required

The 10-year Golden Visa doesn't require a UAE national or company sponsor — you hold your own long-term residence directly.

100% business ownership

Own your company outright in most sectors, whether you set up onshore on the mainland or within a UAE free zone.

Live, work & study freely

Full rights to live, work, study, and own businesses in the UAE for the full term of your residence permit.
